If you were to quit your job today, or have an accident that left you
unable to work for some time, how long would you be able to last
without that steady paycheck? This is a question that plagued H.J.
Chammas and motivated him to go from being financially dependent on
his job to being financially free. In The Employee Millionaire, Chammas
does not just layout a set of guidelines on how to become financially
free, but rather takes us on his personal journey from his talks with
future wife Joyce to meetings with his beloved mentor, Papa Joe.
Chammas starts by discussing the importance of becoming financially
literate and understanding your current financial situation. He then,
through a series of anecdotes, walks readers through each stage of the
process for acquiring rental properties.

Anyone who has read Rich Dad Poor Dad by Robert Kiyosaki will notice
the similarities in Chammas' use of easy to understand diagrams and
anecdotes to walk us along this journey. I found that this writing
style helped to make some of the topics which otherwise would have
been drawn out and dry, flow easier. It also makes him relatable,
showing us that even though it can be hard to balance a full time job
while investing in rental properties, it is possible. Chammas ends
each chapter with action steps to help guide the reader as they
progress through the book. Chammas' inclusion of various worksheets
that are accessed through his website also help the reader follow
along and practice the topics discussed.

Whether new to rental property investing or a seasoned landlord, The
Employee Millionaire
has something for everyone. If you are just
beginning your journey, Chammas has broken down the process of
investing in rental properties in great detail, ending each chapter
with action steps to help focus your efforts. Perhaps you have a few
properties in your portfolio but need to refresh your memory on a
certain concept or formula. The book is organized in such a way that
you can easily reference a specific topic. This book is specifically
geared towards readers who are interested in investing in rental
properties or those interested in the process. While Chammas does include
helpful advice in regards to understanding your finances in the first
several chapters as a basis for preparing to start investing, this
is not a book about personal finance, flipping, wholesaling, or any
other type of investing or real estate practices.

While the content of the book was excellent, there were quite a few
technical and grammatical errors. One of the first mistakes I found
several occurrences of was not using quotation marks when needed. One
example is when he says "...which will enable you to objectively
answer the question Why am I there?". There are also instances where
he forgets to use "a", such as when he states, "I immediately bought
couple of properties. There are several other minor issues with
grammar in the book.

Overall I rate the book 3 out of 4 stars. I would have loved to rate
The Employee Millionaire 4 out of 4, but the number of technical errors prevented that. Chammas has written the perfect guide on using rental properties to achieve financial freedom. Anyone interested in investing in rental properties should read this book as it is a comprehensive guide.
