I rate The Employee Millionaire by H. J. Chammas four out of four stars. I feel it is an excellent introduction to real estate. If you don't know much about income, dividends, assets, and the like, this book is a fantastic place to start. Author H. J. Chammas includes links to worksheets on his website that, in conjunction with this book, give you a pretty clear view of how you stand financially. The templates are very easily customized to your personal financial situation. Chammas does not encourage massive risk-taking and teaches you how to invest wisely in property. I found the book to be very well edited and easy to read. There was only occasional awkward phrasing, probably because the author was born in Lebanon and English likely isn't his first language. I don't feel that this detracted from the book, however.
The book begins with a personal account by the author of his own finances and how he became interested in investing in real estate. It then describes how and what he learned about finances and economics. It has helpful information about what lenders look for and positive vs negative net worth. The book then describes Chammas's own experience buying a first time rental and gives common issues to watch out for.
Chammas was lucky that he had a significant other who worked in banking and could explain things clearly to him as he began his journey to real estate ownership; most of us don't have that advantage. However, we are given this advantage as Chammas transcribes conversations about net worth and assests and more with Joyce, his significant other.
Equally useful for someone who may not have a mentor, Chammas included conversations with his own mentor, Papa Joe, who had already achieved everything Chammas hoped to accomplish and therefore had insights to share. Chammas doesn't shy away from telling his readers about his own mistakes, which is helpful to someone who needs to know what to watch out for as they begin their own journey.
I would recommend The Employee Millionaire to anyone with even a passing interest in real estate investing. It is full of useful information and could even provide the impetus one needs to take that first step, especially if they check out the worksheets on his website as well. I don't know anyone who would object to becoming a millionaire, but being armed with knowledge like that found in this book is a great first step to actually getting there.
