The book The Employee Millionaire – Personal Workbook by H.J.Chammas is an exhaustive guide for an employee in service to attain prosperity and wealth accumulation through real estate ventures. The author states that the objective of the book was to share his experience and learning which helped him to attain financial freedom. He introduces the subject in simple words to a reader who may not even be aware of such a possibility of becoming a millionaire. It is addressed to a person in employment to deploy his hard earned money in real estate ventures to create income generating wealth. After explaining the possibility, he proceeds to guide the prospective millionaire as to how to go about investing in real estate ventures, explaining the various processes involved. He explains the pros and cons of each activity involved in the process right from mode of financing -whether to invest own funds or borrowed funds etc to identification of a good tenant and property maintenance. He also elaborates on the documents relating to each of the processes providing a detailed check list wherever necessary so that the reader is ready when the time comes. Thus, much time, effort and money is saved for the reader. He also advises on clauses to be incorporated in the documents to take care of the investor's legal and financial interests. After explaining the funding process, the author guides the reader to identify the property he should consider for investment, briefing on the positive and negative factors one should bear in mind. Once the property is identified, he lists out the documentation involved and explains the payment process.

Having completed the investment process, the author proceeds further to guide the reader in making the property generate income to increase his wealth. It is the process of renting out the property. Here he explains in detail the steps to be taken such as, how to attract attention of a prospective tenant through formal and informal means such as advertisement, property manager etc and word of mouth of other tenants of the investor in the same locality, if any. He furnishes a detailed check list to identify a good tenant to ensure a risk-free income generation. He also lists out clauses to be incorporated in the tenancy agreement to take care of the investor’s interests. He concludes the book encouraging the reader to take action to attain financial freedom.

This book is well drafted and well presented to impart knowledge and educate the reader on various aspects involved in investing in real estate ventures with the intention to generate revenue from the same.

I particularly liked the way he explains in length the process of evaluating one's existing financial status to ascertain the loan eligibility factor independently. He has provided the details in such simple words that even a person not familiar with financial vocabulary can understand. I also liked the book for the author’s sincerity in sharing his experiences to create an awareness on availability of the opportunity to attain financial freedom and also for the effort he has taken to explain in detail every single aspect of the process. At the end of each chapter, he provides opportunity to recapitulate the points covered or suggests next steps to be taken after completing the process discussed in the chapter covered.

I did not find anything negative in the book.

I have given a rating of 4 out of 4 stars since the errors were negligible.

I would recommend the book to any individual who desires to improve his / her wealth and thereby attain financial freedom.
